When this service makes sense

You find the options. I tell you which one is worth buying, and what to pay.

This is for buyers who want to run their own search, with someone independent handling the assessment and the negotiation. You can bring me in before you've found anything or the day you have. Send me properties as you find them. For each one I assess the property, check what the listing leaves out, work out what the comparable sales support and put the plan in writing. Then I deal with the selling agent on your behalf. That last part matters more than most buyers expect. The agent across the table has run hundreds of these conversations this year, and I know how they run them. How a campaign is built, what a price guide is really for, the lines used to hurry you along and what happens when an offer lands. The position I hold comes from evidence rather than instinct.

It is not a shortcut around proper legal, building, pest or strata advice. I coordinate those checks and work out what the findings should change about your price and conditions.

What I do

Three levels of assessment.

Level 1. The desktop screen

Send me the address. I check the title basics, the zoning, the sale history, the flood, bushfire and heritage mapping, the council approval history and every claim in the listing. You get a straight answer: keep going, or walk away before you have spent a cent.

Level 2. The full assessment

I physically inspect the property and walk the street and the pocket around it. Layout, condition, orientation, noise, what is next door and what is planned nearby. I send the title to your conveyancer, book the building, pest, strata and contract review with the right people, and read the reports for what they should change about your price and terms, not just whether they came back clean.

Level 3. The value and the plan

A written view of what the property is worth, then an opening number, a target and a limit, agreed before the negotiation starts.

Send the property

Call or text me the address and tell me where the campaign is up to. I will tell you quickly whether the timeframe is workable.

Assess

I physically inspect the property and walk the street. Layout, condition, street position, noise, neighbours and the compromises that affect living there and resale.

Investigate

I check title, planning controls, council approvals and hazard mapping, and coordinate the legal, building, pest and strata reports.

Value

I work out what the comparable sales support and what the reports should change about the price.

Plan

Opening position, terms, conditions and your limit, agreed in writing while you are still calm. The approach depends on the campaign, the competition and the selling method.

Negotiate or bid

If it stacks up, I deal with the agent or bid on the day, inside the limits we agreed, through to exchange. If it does not, we leave it alone.

Value

How I value a property.

Recent sales only. Anything before the May budget is a different market. I will reference it, but I will not price off it.

Nearby sales, sorted by how close a match they are. Same pocket, same slope, same era. Position beats distance.

Real prices. Where a sale is undisclosed, I go to the agents and find out.

The full spread. Renovated and better positioned sales stay in, so you are never surprised by a sale I left out.

Anchor, floor and ceiling. You see which sales I kept, which I dropped and why.

What the guide is doing. How far recent sales landed under their guides is negotiating evidence, and I use it.

Then a straight call. Proceed, proceed on conditions, or do not.

Timing matters

Do not wait until offers close.

The earlier I see the property, the more useful I can be. Due diligence takes time, the comparable evidence needs to be reviewed properly and a rushed negotiation rarely improves the decision.
